Hello everyone! First post in years. So I am looking for a mortgage company/agent. I want to use VA because the whole point is to save money on the downpayment and buy a 4 unit.

1. I do qualify for VA loan. (Already have my approval letter)

2. Income- I work as a paramedic overseas for international companies. Income averages $95000 a year or so. 

3. I DO NOT get a W2, or a 1099, and since I am paid in direct deposit from foreign companies, I do not have the audited verified earnings ( not sure if that's the correct term.) or proof of income. 

4. I have consistent deposits of around the same amount every month for almost 3 years. I do NOT want to do a bank statement loan, what I would really like is to find a mortgage company that will accept my pay slips, deposit verification or tax statements ( They only indicate foreign earned income) and somehow still use it as a VA loan.

5. I am willing to partner with another Veteran to buy a multifamily if this is an option. 

Any help would be greatly appreciated. Looking for a great agent that can work miracles. State doesn't matter, willing to relocate if necessary. ( Currently in Michigan)

I have the property under contract. I'm wholesaling it. :) I could have worded that a little differently. I just wanted to make sure it was known it was a wholesale deal. The owner was ready to list it next month. He doesn't want to wait for the MLS so we decided to try to find a quick buyer.

Hey guys! So I am looking for a good web person to do some development on my oncarrot site. I found some people on fiverr and had a bad experience with upwork ( articles with poort english) I just want the sites tuned to be a little more local friendly. I am on the fence about just paying oncarrot to do it. But open to offers. I don't have much website experience. Thanks!

Hello folks. I am looking for team members. "Boots on the ground" so to speak. I invest remotely from overseas, and I'm picking up steam in the Southeastern Michigan area. Do you invest in other countries as well or just in the states ? Do you do everything remotely ? What kind of work do you ? Thanks again !

Hello Everyone, 

 First I would like to apologize if this post is in the wrong area, it seemed the closest relevant area. 

Here is the situation. 

    I am an American citizen, I work overseas with two colleagues and we would like to invest together in real estate. One is from the UK, the other is from Ireland. Between the 3 of us we have around 250,000 to invest. We feel like we could use this as a downpayment on a medium sized multi unit or to simply pay cash for a smaller one. They are concerned about the taxes the IRS charges foreigners on income. My questions are this. 

1. What is the best type of entity to form? I have read about the formation of a trust and transfer of ownership to the LLC. Or is it better to just form an LLC and purchase the properties directly through that?

2. What is the best way to protect them from the IRS and keep our investments from getting hammered with IRS taxes due to them being foreign nationals?

3. I had also read that a single member LLC ( with foreign nationals) is disregarded in the US and subject only to personal income tax. If each member formed their own LLC, can we still partner together to invest in one property?

Any information on this subject is appreciated. We would like to work together, and I believe the size and variety in the US market is our best option. So how can I get us in there without destroying their profits through tax? I am also open to communication and consultation with CPAs or REI attorneys that are familiar with this topic.

@PJ Muilenburg It caught my eye too. I was always curious what the higher paid medical staff would invest in. I know a few that play the stock market or split a clinic but no real estate investors yet.
