Just starting out and we have our first rental and tenants in place. Now how do we pay ourselves the profits from the unit? Trying to not pierce the corporate vail. Thanks in advance!

Just starting out and have my first rental and tenants in place. But now how do me and my wife pay ourselves from the LLC bank account? Trying to make sure we don't breech the corporate vail. Thanks in advance!

@Bruce Lynn I’m in Arkansas and I live and looking in Randolph county. It’s a small county. The ladies at the assessor office told me that they didn’t have a list and that the only way is to look it up address by address. I just find it very hard to believe that they wouldn’t keep something like delinquent taxes organized in some way.

There are couple of local properties that I’ve had my eye on and would like to send out some letters. Would anyone happen to have an example or even a template that they have had success with in the past that I might be able to use?

So I am interested in trying to buy homes with delinquent taxes. But is there a list or something out there rather than just telling my local tax assessor each address I want to look up?

I think that a reason that many of the posters that give the glowing reviews only have 1-3 posts is because they are just starting out in the world of REI and don't have the financial backing like many of the REI veterans do and so they go looking for creative ways of financing their deals. Typically an REI veteran is going to have many posts on here and subsequently more money in the bank or maybe more savvy ways to fund their deals and would not need a service like fund and grow.

@Daniel Rutledge What about Facebook messenger. They allow you to to send money to anyone. Couldn’t you set up the service with one card and send money to someone you trust? And then they could withdraw the money from they’re account and give it to you. And it’s a free service!

@Daniel Rutledge why do you need to keep the usage below 50%. No one told me that. So say my deal is 50k and I only get approved for 40k what would my best option be? Go for conventional financing and use the cash for a down payment? If I do that how can I repay the cash in a years time to keep from those high interest rates?

@Enrique Caballero How long after you started the process and submitted all the necessary paper work and id’s and stuff did you receive your first batch of funding? I’m currently in the first stage and awaiting my applications according to danyelle and zac ricci. I’m just trying to figure out a time frame to make my first deal.
