Would you be buying property for your daughter to reside in while at school if she decides to go?  What would happen after she graduated, still hold?

I ask bc there is a small pocket neighborhood much closer to the school and has much more potential than where you have identified in my opinion.  It is still undervalued and has private capital investments surrounding it this last year (>$150 M), better access to public transit, parks, border more desirable neighborhoods and I believe to be safer but do not have the stats in front of me to confirm.  We are targeting it ourselves and know there are cash-flowing investments with strong potential for appreciation to boot, definitely in the path of progress.

The market here, especially downtown and select neighborhoods, has seen strong growth over the last 3 years and I would say has another 3 years to grow.  The housing stock is old and seems to keep some out of town investors out of the market.  But we love the housing stock and architectural details that come with it, with the right care/attention they make solid investments...they certainly do not build them like they use to.

The area you highlighted is really block by block and has also been changing demographically in recent years (less desirable lower income in my opinion).  I am not familiar with it enough to know well enough of the top of my head besides the village of Sloan where I have some family.  May not be a great choice to house her there nor make a great investment for an out-of-towner without local knowledge/experience.

Not sure how the bank would look at your gift to your friend...would you consider the same deal with you on the title and split 50/50?

I have been looking for a "specialist" but no success...My current guy does not even own RE but was recommended to us, and I think he is good.

We are looking for equity partner(s) to cover some part of down payment/closing costs ($150-175k) for a purchase of a small apartment building in Buffalo NY. Offering a preferred return plus equity split (terms based on investment capital provided). Forced appreciation value opportunity in 3 vacant retail commercial units.

$650,000.00

20 Residential Units (14 - 1br & 6 - 2br) plus 3 Retail Commercial Units (vacant some repair required)

Solid rental market, walking distance to VA Hospital and University at Buffalo South Campus.

Currently drafting contract, due diligence to begin next week.

Without commercial units Cap Rate 10%
Return on Equity 16%
Cash on Cash 9%
With commercial units Cap Rate 13%

its realy not that bad weather wise especially if you are into winter sports, or disappointing professional sports teams.  Super affordable and vibrant communities and people are nice.  I grew up 20 min

 south, bounced around with the army had a few years on Long Island came back to B-lo to finish school and picked up our first property while I did that.  Now live right downtown...our plan said to move after 7 years and that was 3 yr ago...enjoying it while we are here.
