have you thought about buying a duplex to live in? If you live in one side you can get an FHA loan at a good rate then I think after a year you can move out and rent the other side. While you are living there you may not produce a cash flow but should be able to have the tenant help pay the mortgage. Something to think about anyway. I bought my first 4 plex this way lived in on unit for a year and a half then was able to refinance to a conventional mortgage.

The Realtor should still get paid the seller pays the listing agents commission. If its owner financing the home still sells and they should pay the %. It would be up to the seller to work a deal with the Realtor to pay commission monthly as you pay the seller. Could be a new Realtor and not familiar with owner financing.

I'm looking for a minimum of 4 units but mainly 5+ and go with a commercial loan. Commercial or residential my issue is with the down payment.

When I need to determine market rent, whether it is for a client or myself I use comps and look at price per sqft. The thing with comps is they should really be in the same neighborhood, or at least in the same town. In Ct rents vary from city to city. Also when looking at comps consider things like parking, laundry on site or which floor is the apartment on. If you set your rent and have no luck finding tenants it can always be adjusted down a little.

I'm also from Ct and just joined BP yesterday. I'm pretty excited that I found it. I have been looking for different ways to network myself with other investors. So many new ideas. I have always found that successful investors are always willing to share what has worked for them.

I do both residential and commercial, try to stick to commercial but commercial deals can sometimes take a lot longer then a residential. I too would like to own larger apartment complexes with 30 + units In the future. I'm starting out with 5+ unit houses and working my way up.

Hi Everyone

My name is Jonathan I live in South Eastern CT. I am a licensed Realtor in CT and I am working on becoming a successful Investor. I bought my first multi family in 2004 and have had good cash flow and lots of luck with the property. Since then I have wanted to purchase more multi families along with flippers. My issue with doing this has always been financing. My plan was to use equity in my current investment for a down payment but we all know what happened to home prices. I became a Realtor in 2010 and have continued to look for both properties and financing. I also have an interest in property management. My goal is to operate a property management company that not only manages my properties but others as well.
