Hello everyone, I'm just wondering what bookkeeping software everyone uses? I'm only going to be using it for three single family, long term rentals.

I also work a 9-5, I'm doing sales for a tour company.

My side hustle is not glorious, or for everyone. However, I do Uber for a side hustle. Between that and my day job I work 95-105 hours a week. I get to save a nice chunk of change every month for my first down-payment. 

On top of the financial benefit, I get to meet people from all walks of life and professions in my city. I get to see all neighborhoods day and night. I've even met all kinds of local agents, investors, contractors and mortgage brokers. As we all know people love to talk about themselves, so in exchange for my calm, clean ride they're happy to answer my questions I have for them. 

I'm currently working a 9-5 as a salesperson for a tour company. I also drive Uber on all of my days of. This amounts to 95-105 working hours a week. Which is quite the grind, however I'm able so save a lot of money, and I get to  meet all kinds of members of the community. 

On top of all that, I get to see all the neighborhoods in my city, day and night. This has helped me figure out where I'd like to look for homes, and where I'd like to stay away from. 

Lastly, I get to listen to all my bigger pockets podcasts all day long. This even starts great conversation with local agents, investors, contractors and mortgage brokers as they're riding with me!

With your statement regarding Flagstaff taking on a Vail Resort sort of ski town structure, what sort of market do you think that will create for small multifamily investors? From my time working and living in Summit County I remember there being what seemed to be an endless selection of large apartment complex housing options. Do you think this will make smaller multifamily properties less desirable? Or will it become more of a niche market, full of opportunity?

I'm no professional investor by any stretch of the imagination. Although I read these three books, when I started getting interested in real estate investing. They helped me understand different investing strategies as well as financing options. Good luck!

 I'd prefer a totally online class. I'm looking to do residential real-estate.

Hello everybody! I’m looking to get my real estate license here in Arizona. I’m noticing that I can take lots of classes online, but some seem to require an in person appearance. I’m just looking for some specific guidance. Thanks!
