Maybe I am missing something, but doesnt the decedent's estate go through probate anyway since he didnt have a will? Could you not make him a written offer on the property anyway, and have it submitted to the probate judge who could decide to release it and allow it to be sold to help settle the estate debts, if there are any? If there is a fee to submit that is reasonable, you could account for it in the offer if you front the cash

That's great! I should have invested in a few deals in that area back in 2010. Live and learn about market cycles.

Hi Mike- I have a property in Woodruff you may be interested in that is close to your 40k price point. Also, you may want to consider pulling in some private investors in order to build a portfolio of rentals, since your own cash will run out eventually. You can also build a good relationship with a local bank there and look into portfolio loans once the relationship is established. I am doing that here in Columbia, SC and have 2 companies banking with a local bank.

Well, I forgot to mention that your son will definitely be reaping the rewards of becoming a Gamecock, as previously mentioned. A fine education, as well as bragging rights...hopefully once again during baseball season (we can only hope!). We will be investing also for our own children so we and they can enjoy rent-free accommodations!

Hi, Where you buy depends in part on your budget. I know a lot of USCstudents who live in West Columbia, right across the bridge from USC because the rents are more reasonable. You can pick up hpuses there, or Rosewood, Shandon etc. I will say that most housing (small apartments and houses) right near USC are older and have issues that do with their age but the rents are high.
