@Anthony Wick Nailed it. I don't know if you currently have rent expenses or whatever it may be. But your best bet is to house hack a du/tri/or quad-plex. Get in there with an FHA loan 3.5% down. After you are living for free or almost living for free you can begin to plan your next move.

@Jason Brown pretty much nailed it. Me being a realtor/investor in palm beach county can 100% relate to what you are saying. Deals are not as easy to come by but they still are there, don't give up. I agree with @Brian Garrett , you can find good deals anywhere. With that being said, budget plays the biggest role in this. For example a market like Boca Raton you'd be spending a lot more as the average house here is almost $300k+
