@Ben Hughes I hear you. I've must of emailed over 20 agents and scared most of them away since they never responded to me. I think I've found one, but its hard to find one in a hot market as there are buyers even at the wrong prices!

@Eric Kennedy There are a lot of rehabbers in the REI clubs down in SJ. I would go to the meetings and start getting business cards. I would also contact hard money lenders and see who they do business with. I would be interested too if the deal has enough meat on it.

I invest in an area that is 2 hour flight away. My best advice is to find a great property manager. Interview a bunch and find one that would treat your money like their own.

@Chris Kirby - I think its a good idea to let them know you are out of state and you can say that your friend 5 minutes away will be doing drive by's from time to time.

Hi Everyone,

I've been an investor for a few years in Phoenix and now looking into the Houston market for rentals. I've joined all the local REIA groups via Meetup and a few wholesale lists. I was wondering if someone could recommend a good investor oriented real estate agent? I searched BiggerPockets but didn't see any stand out recommendations. I am looking to invest in the Katy, Spring, Cypress and Tomball areas.

Brian, I would look for another lender. Keep calling until someone can help you. Some lenders have lax underwriting and maybe able to take into account your rental income. I contacted 20 lenders and 5 came out that could potentially help me. I shopped between the 5 to get the best rate and discount. Don't give up!

Nice to see another fellow BP member with the last name of Hong!

When I deal with friends and family, I vet them to see how financially savvy and well off they are. When I feel comfortable with them, I will mention an equity split. If they cannot bear they fact to lose money, I will give them a promissory note at 8% so that if the deal becomes a loser, the loss is only on me and it won't harm the relationship with the friend or relative.
