Hey guys,

My team is planning to start an interview series in which we interview some of the most successful agents in the industry, with the purpose of learning and helping others.

In the next few weeks my team will interview Jade Mills (Beverly Hills), K Ann Brizolis (Rancho Santa Fe), and the Riskin Partners (Montecito). Right now we are in the process of coming up with questions.

If you could ask them anything, what would you like to know?

A follow up post will be included with the interview and their advice/ answers to your questions. Hope this can give a ton of value to you guys :)

Here are some notes I have on following up leads and optimizing social media to your advantage. Does anyone else have anything else to add?

Capture Leads - Have visitors sign in when you host an open house, and then send them a request to like your business page shortly after their visit

Post Ideas:

-80 percent of your content should be customer-focused, and 20 percent should center on you and your business.

-Post images of you, your team, and happy clients: potential buyers want to be dealing with real people, not faceless corporations (Also mix in real estate-related posts each week on your personal profile)

-Post events on your local community (especially good for those moving into a new area which may be unfamiliar) such as new charity events or popular attractions

-Humorous posts

-A video of you giving a 60 second real estate market update of the week

-Helpful homeowner tips, such as how to stage a home for sale/decoration

-Property of the week, especially fancy and eye-catchy homes

I use Zoho. I find it to be more organized and easier to use than Salesforce!

Your presence on social media is super important as a real estate agent! Here's some tips for you guys that will help you elevate your social media presence:

  1. Create posts about your area. Taking pictures of listings in your neighborhood or famous landmarks will generate buzz about that area. It’s a great way to get people asking about the house in the photo.
  2. Post about local events. Another great way to promote your local area is to post about events that showcase the liveliness and culture of your area.
  3. Congratulate new homeowners without mentioning full names; you can show that you care by posting a photo of the keys (or something subtle) and congratulating the new homeowners. It’s a nice touch that people will appreciate.
  4. Start a blog if you’re having trouble finding things to post. That way, you can create posts to share on your social media pages. You don’t need to write articles either; you can post pictures on your blog or create galleries.
  5. Post Your Listings! The biggest rule on social media is to post 80 percent non-business posts and 20 percent promotional content. Within that 20 percent, showcase your new home listings.
