So that being said, what types of properties rent the quickest/easiest?

Thank you! Yes, that makes sense. I'm pretty sure I will feel more comfortable purchasing one or two properties for rental and then one inexpensive additional property to live in with a mortgage that can be paid off in a year or two resulting in an additional rental property.

My question then is, would it be better to buy two properties for roughly 80K per property or one for 160K? I know that quality of renter and overall rent-ability will play a part certainly, but in general, which is the better way to go?

Hi all! I'm a first-time investor looking to buy rental properties in Miami within the next couple of years. By then I will have roughly about 250K to invest. My question is this: is it better to completely buy a few cheaper properties to try and rent, buy a more expensive property and live in it until it's paid off and then rent it out or buy as many properties as you can using the 250 as a down payment for each and carry those mortgages while trying to rent them out?

I know it's a very general question and there are probably a million different factors involved, but I was just curious if there is an obvious answer/preference.
