    I hope someone out there in Indianapolis can help me and have a good referral. My AC unit was stolen and now I have to find one to replace the stolen one and someone to install it. I guess I also should find someone that can install a cage. 

     The unit that I  had it was 2.0 tons, and the house is 1200sq/ft.  . Do you guys think that it should be enough with 2.0 Tons, or should I upgrade it and  install a 2.5 Tons instead? Any brand that you guys know that would be the best choice? 

     Thank you so much in advance, I hope I can fix this issue in the best possible way. It really sucks when things like that happen but I need to move forward and try to do the best research that I can.

Thank you much for the help and ideas, I learnt a couple of things that I did not know , and a couple of ideas of how to approach this .

   I am also waiting for a specific quote on this rehab for a contractor, I think it is wise to really know what I am getting into. It will cost me a little bit extra money , but I think it is a good investment.

Hi there , 

I am considering one deal in the east side,a SFH and base on what I saw , I am starting to think that the garage was not originally build when the house was . So now I am in doubt if that garage has a legal Building permit on it . How can I find out this in Indianapolis ?
I looked at the propery card tax record , and certainly the garage is listed there . But it is really look like it was constructed afterward , and actually I do not think it was a great job.

I am actually really curious to find out how can I verify this things by myself. I think I read in some place that there is phone number in the city department that could Check this info by me on the phone, since is public records, but honestly I am a little bit lost in this . I hope some of the seasoned investors in Indy or agents , or anybody that know how to check this can help me out and let me know what’s the procedure, and share some tips on it 

     I would appreciate that a lot .

Hi there, 

I was wondering if someone could recommend a good contractor to replace the windows in a SFH. I would like to get a quote for the job, and besides Windowsworld I do know anybody. I think it is always best to first try a referred contractor with a track record for Window replacement.
   Also, I would like to ask advice about what type of windows should I installed and what would be an average price with labor included. I am OOS and it is for a rental property in a C/C+ neighborhood in the east side. I honestly would appreciate any input or ideas about what to do, who to work with and how much va I expect to pay for the job , more or less. 
I hope someone can add their 2 cents . Thank you so much .

@Mike S.I assume we have to set up a bank account for each LLC , which could be a nightmare if you have considerable portfolio.
or perhaps we only need the WY LLC to have a bank account ?  Still I little bit confuse about this .

@Eamonn McElroy you are absolutely right in doing as much diligence as possible before commit to use an structure, but honestly it is hard to take a decision into this ... some people say series LLC, or use a WY LLC, or trusts , etc ... you name it... and I'm sure all of them are right ...

@Mike S. Thank you so much for suggesting Clint Coons videos, actually the are good. I wonder if some members in BP had his services and how it was the experience. 

@Ashish Acharya Thanks for the clarification. At least now I have a better idea how can I get this done.

Based on Clint Coons advice, best way would be a Wyoming LLC that owns other LLC's that owns your properties. It gets to a point is like an onion structure.
