@Brianne H. I was in the same shoes as you a year ago. I did not have any issues with RBC trying to get financing on US investment properties as a Canadian. They use your credit history in Canada and can lend up to 4 units. DM me if you're still looking for solutions, perhaps I can refer you.

If you're looking for something larger than 4 units, I can refer you to a mortgage broker who is Canadian friendly.

Hey @Johnson Hoang, I am located in Montreal and looking for financing as well, would you be willing to refer me to that mortgage broker?

Hey Jay, sent you a DM.

I am a Canadian looking to purchase multifamily in the states. I think if you choose the right markets (landlord friendly & high liquidity) and asset class, you can achieve better cash flow and scalability in the U.S. I don't buy single family homes or duplexes or fourplexes anymore. My advice would be to partner with someone who you can trust and is local to the area you are investing.

I am based in Toronto too and my partners and I are looking to buy in the US for the reasons you've mentioned. Certain cities in Texas, Florida, Georgia, and Arizona are showing extremely strong fundamentals that really cannot be compared to Canadian cities that do not have rent controls. I would get some experience first (perhaps in Canada) then consider the US for your second or third property. Perhaps consider mentorship and/or partnership if you want to expedite the process.

My first post on BP! My partners and I are based in Toronto, Canada looking for our first multifamily property in the Phoenix and the Dallas markets. We found lenders are looking for a minimum of $1 million loan amount and require non-US citizens to have approximately double the net worth compared to the loan... that's $2 million in net worth amongst the 3 of us!! The loan amount/down payment is not a problem however the net worth requirement will be a challenge. Also the cash reserves amount after closing (20% for non-US citizens). Just wondering if there is any interest out there on coming onboard our GP team as a loan sponsor. We will be raising capital for our first deal. Assistance would be appreciated and let's connect if there's interest!
