I live in California , the property under contract is located outside the state.

Should the title co have to be located in the same county,state where the property itself?

I have the property under contract which I intend to wholesale. Do I send my contract to escrow now or after finding an investor -buyer and then forwarding both,purchase and assignment contracts. If for some reason, let's say the title problem the deal won't close should the title company be compensated anyway?

Thanks,but I'm not sure that not being a lawyer choosing and picking the portions of the contract is a good idea.  You can find some short purchase contracts online. I have posed my question because I'd like to know the manner and the sequence of the offer  presented

How do I make multiple offers for several  properties ( The intention is to assign them to the investor )

What contract do I use? Do I mail it in a traditional mail or e-mail?

How do I proceed from the moment I decide to make an offer?

Should the assignment fee be included in the Assignment Contract and known to the assignee or can be omitted stating only the the the final price agreed to ?

At which point, after having the property under the contract with a seller but not having a buyer yet to assign it to, do I forward the paperwork-the contract to the title company?

I would like to find and form the relationship with 2 or 3 reliable, experienced and well financed investors and give the them 12-24 hours exclusivity to the property found by me, before I make it available on the larger forum. Am I permitted to search and contact them on BP ? and if yes, how should I approach it?
