The best deals go to those that know and understand their market the best. How are you going to learn about other markets without going there or trusting others? It is WAY to easy to take advantage of out of state investors. 

Valid points.  The best way to find out is to try.  I have enough capital and am investing in lower priced homes to be able to absorb any mistakes I make along the way.  I have invested in my market for 13 years and it is no longer doable due to the price point.  If I was able to continue to invest in my backyard I definitely would.  So far, I have been able to avoid any traps of investing out of state.

I am about to make an offer on an off market single family property in San Antonio. I have an agent but need a good contractor and rest of the team as this would be my first BRRRR in this market. Looking to connect with other investors who can give advice.

If anyone has any recommendations in the area I'm all ears. If anyone has any alternative suggestions for me or words of wisdom I'm always open to learning more.

If this is your first you might want to partner with someone who has experience with BRRRRs and has the capital to front for the project.   You can offer equity in a great deal and find tons of investors who would be willing to partner with you and bring capital/knowledge.  

Good luck on the BRRRR

Have you run the deal through a BRRRR calculator to account for holding costs, closing costs, finance costs, etc? with an ARV of just 180k, the numbers look tight. Also, once you start the renovations there will always be change orders and you may end up paying more than you initially estimated.

Keep these things in mind and good luck.
