Bill,

Great advice.  I agree it is easier now with less buyer running to drive up prices.  Really appreciate it.  Do you use the analysis tools here or something else work for you with your years of experience?

Hi all,

I'm really willing and able to buy SFH or MFH, STR properties (assuming the deal is right) and have been for the past couple of years. I was able to scoop up a nice STR which has decent cashflow. I am a real estate sales person in CT, but also own some homes. Just sold a home after $150k renovation and pulled a 4.5x on capex investment the investment. I analyze 20-30 homes (on paper) every couple of weeks to see if I can make sense of them. I know it is not the best time to buy and it will be challenging to find the right deals but I wonder if i am just being to over analytical? I have cash, plus great portfolio lender willing to lend, my own team for property management, construction etc. Additionally I have been taking into consideration partnerships to buy larger parcels in the north east as well.

Any thoughts?

HI, I've been building other business to raise capital to start investing in income producing properties. I am in a comfortable position to do so now but need some guidance. I'm thinking small multifamily units for now but would also consider SFH. Happy to take on a partner and be a small part of the deal and learn how to buy, manage properties from a seasoned person/team. I live in CT but am open to most markets. New hear. I've been saving my pennies because I know I want to invest in income producing properties but not sure ow to determine where to buy. I am not opposed to a partners how is well seasoned for my first properties.  Any advice is welcomed.

I am new here. I am looking to learn more about how to find the right markets to invest in.  I also am looking to network and to see who may align with my investments plan I have over the next 5-7 years.  I joke that I want to play monopoly. 4 red houses for 1 green hotel.  I know I cannot do it alone and want to find some others that are interested in doing the same.
