@Timothy Church currently live in Waco but really love the Island and am considering a STR with limited personal use as a first time investment. Have been looking at condos along the seawall or a beach house on the west wend. I get mixed opinions about the opportunity for positive cash flow on the Island and looking for someone to provide some local knowledge. Thanks in advance and hope to hear from you.

@Jerry W. I am trying to decide between a condo or beach house as a vacation destination STR on the Texas coast or a duplex in Centeal Texas with long term tenants. Seems that opinions on vacation STRs vary much more than on duplex long term rentals. Thanks in advance.

I am committed to getting into real estate (either long term or short term rental) and am curious thoughts on a first purchase. I have a good job and a big family (5 kids). I recently put myself on a strict budget and will probably use a heloc for my down payment. Here is my question. As a first timer how do you decide what your budget should be? Is it based on a how much of a down payment you can afford, how much you can afford assuming $0 in rental income or other?

Total newbie but been doing my homework. I have a generic opinion question about vacation rentals vs single family or maybe duplex. No specific opportunities at the moment but just trying to decide where I want to start with my first investment.
