Congrats Jessica! I closed on my first property in Indianapolis about a year ago and just purchased my 6th rental. As long as you have a good team and systems in place it's never to early to scale!

I live in Honolulu currently but used to live in Tokyo (mother is Japanese) and still travel there on a regular basis (pre-Covid). I sometimes think about investing there given my affinity with the location...but realistically it just makes more sense to put my money in rentals in Indianapolis where I invest currently and the returns are still solid. I've done some flips in Hawaii at much larger price points but the Midwest in my opinion is still one of the best markets for cash flow.

@John Mayer congrats!! How did you ensure the seller wouldn’t change their mind at the last minute without taking title? How did you cover yourselves?

I'm not super familiar with that area but to me looks like a C- neighborhood. What comps did you use to come up with $150k? My estimate would be $125k on the high end even with the added bedrooms.

Just to finish off the incomplete repairs could cost $20k. Depends on what is needed and if you plan to fix up other parts of the house. Flooring and carpet look pretty outdated.

I'm more active out of state but still keep a pretty good pulse on what is happening locally. There is a group of local investors who are all very supportive. Join the Keco Exchange group on Facebook if you haven't already. My mother in law is actually trying to sell a leasehold condo for cheap right now. It's not zoned for STR though.

Hey @Nathaniel Garcia, I also used to live in Japan and now live on Oahu. But I do my cashflow investing out of state for many of the reasons you already mentioned. I have been involved in a few flips here which can work if you can purchase properties low enough. Let me know if I can help in journey!

Hey Jalon I know how you feel. I started investing in Indy last year and it took me a while to get over the "fear." Ultimately it was analyzing deals every day that helped me build the confidence to have a good feel for what a solid investment looks like. But to be honest, I did have to lower my criteria a bit especially in a hot market like today because I was only looking for home runs and was realizing I was having a hard time locking down deals that met all of my criteria. Home runs are great but singles and doubles are pretty good too! Let me know if I can answer any other questions.

Hi Justin, check out @Daniel Mills podcast he did recently on the BP Money Podcast. He currently lives in Japan and would be an excellent resource. I used to live in Japan for 6 years and definitely miss the food!!
