see I have no other means except hard money 

No assets to re fi no car payments no job so I don't see how you could get loans for 300k any other way

So guys, I am new to the real estate game. I have been searching for a quality deal for a while now. I see a lot of auction property's everywhere in my area, however, I do not have the kind of cash it takes to buy at an auction. Hard money is for REO's and they are few and far between that are good deals and have money at the end after all the expenses, points, closing costs, rehab budget. Ect. Buying a home at market value or slightly below is no good. (non reo homes)

Wondering how you guys break this barrier down?

Great point. I have contacted the Agent who represents the bank to feel him out and also see the property. Good point about the bank and about the 45k. I will have to factor that in when I make my offer. Thanks Brent.

Yes, I do need financing. Let me ask you guys, if the house was listed at 140,000 but you thought it could be worth 230,000-250,000, but the house needed 45,000 in work, what would you're safe offer be?

It's really rough on the inside, I'm not sure it would get conventional lending. I plan on renting it out or flipping it. I will not live there. It's a single unit. It's a row home.

Hi,

I found a great property and as far as I can tell, it's about 100,000 below market value. Now, it needs a ton of work. But, I think it's a pretty safe bet that it would be profitable. I am a complete novice to securing financing of any kind. I am not a seasoned REI.

I am wondering, what is my next play? I have found the deal, the comps indicate it would be a very solid buy both either from flipping or buy and renting. Not sure what you guys think?

Hi, I'm Jack. I live in Paoli, PA. I have found a really sweet deal located in Berwyn, but am new to the process of economics, however, I am very experienced in fixing up houses. I am somewhat of a jack of all trades. I can do it all pretty much, except complex plumbing, electrical work - leave it to the pros. If there's a youtube video on it, I'll learn it! Here to learn and soak up everyone's wisdom and comments. Thanks. Hoping to learn how to secure financing from everyone.
