Newer builds are going for $108-117/sqft, and we priced us at $110/sqft to be conservative. Due to the fact that we are a newer build and have a garage, you will be top of the rental comps around $1250/mo. It does need a bit of foundation (have a bid for $2500), but only touch ups beyond that. A nice quick update will do wonders if you are keeping it as a rental or fixing and selling this property. The foundation does feel like it moving along the back of the house.
