Is the spreadsheet from Chris a simple version?  

I am looking for a basic Back of Napkin version that doesn't get too deep into the weeds initially 

 Yes it has a back of the napkin version, but here is one too....

GPR x Vacancy/ Collections Loss (%) x Expense ration (ie: 40-50%) = NOI / Cap Rate

I would be careful with that property, I was attempting to purchase last year and there are a lot of challenges.

Multiple shootings, including 1 murder (former owner of the property...), parking lot is a disaster and financials are a mess (poor record keeping and many tenants pay in cash)

Last I was there one of the units was condemned so not sure if that is still the case

Just make sure to do your due diligence and best of luck!

Hard to recommend a PM without more details of the property

many PMs are better in one tenant class and building size than another

Assuming C class sub 1k rents i use SJL Properties and have been pleased, but they are better in that rent by necessity space sub 60 units

I use personal capital as well. It is great as you can link so many different types of accounts. Also manual options to add assets and liabilities.  highly recommend!

There are a few. Multifamily Masters hosted by Javier Hinojo from All States Capital Group and Multifamily Investor Nation hosted by @Ryan Daigle and Edward Lowell

Not really lenders or brokers attending. More investors looking for either active or passive opportunities

truepeoplesearch.com is free and from my experience quite accurate. You can't do batch tracing, but I have used Lead Sherpa and a few other services and I feel I get the best results with truepeoplesearch.com

Listsource is a tool you can filter and create lead lists of different real estate including apartments. Small is relative so Listsource allows you to filter by number of units, building SF, etc. I think it can be a bit difficult to navigate at times, but you can get a good snapshot of an area per area codes, county, city/ town, etc.

I prefer and use Reonomy. It is a bit more expensive than Listsource, but the functionality and search abilities are much easier to use. But in the same method just leveraging their filters to find properties within my criteria per my target market. 

I haven't found any tool that can find 'all' as much of the time the reporting of data by the county/ municipality can differ and many times the tools are built one size fits all.

Thanks @Andrew Schutsky makes sense. After speaking with the insurance broker, I need to get my hands on that elevation certificate to get an accurate quote on insurance cost. Will work on digging that up to see what the quote ultimately looks like
