@Jerryll Noorden thanks for the input. I agree that PPC looks like the best way to get targeted sellers to my website while my SEO gets going (so far I am indexed and getting some search traffic but no leads yet. I am unsure on a budget to start with for PPC. I am going to start doing some keyword research for my market this week though.

@Jerryll Noorden Thanks for the response. I am not naive to think that direct mail to people from a list is a "motivated seller" lead since this is all outbound marketing and more of a shotgun approach. I was simply asking the question to get a good starting point for using a list to begin my marketing. You are correct in that people do not give specifics from their own systems on the podcasts. Any type of marketing is a test and requires repetition.

Like others I use the podcast interviews to get an idea of what people are doing and the different ways to market. Since I am just starting out I thought I could draw on this forum for some help with a question. I am not a "sheep" as you suggested and I have years of business and marketing experience as an entrepreneur and business owner. I am however new to Real Estate. You have to start somewhere though and here I am.

I assume by your post you would suggest more marketing to target inbound leads from motivated sellers through SEO and PPC, which I have experience with as well in my other businesses. I'd be interested to get your take on starting out with these types of marketing channels for a wholesale business if you would like to share.

Thanks, John

I watched his 20 minute intro video. It told me nothing except how his method is better .. blaa blaa blaa very typical sales funnel type stuff. He starts the video saying he "Has nothing to sell you" then it turns out he's selling a training program. It lacks integrity from square one.

I am curious how he produces both cash at sale and an ongoing revenue from a wholesale deal. Can (will) any one whose taken his course explain the basic concept?

Thanks.

Greg, it's simple, you ask for less up front and create a note. In the end you get paid significantly more than if you were to take an instant wholesale fee.

I posted a link up above, check it out and if the group is a good fit, than there is nothing to lose in a free trial. If it's not, there may be other resources out there that is a better fit.

What is the benefit to the buyer to take a note from the wholesaler? Have you used this technique successfully yourself?

I recently listened to Will Brown: Ep 371 podcast about his motivated seller lead generation using ringless voicemail and texts. I am planning on starting my first marketing plan and I am unsure how many leads I need to get started. There are some resources on his website here including his lead source REItargetlist. I also got an email step-by-step guide (thanks @Roland Brown)

So my question is how many leads do I need to start with and should I start with RLVM, texts, direct mail or all of the above?

Thanks, John

Hello BP Community. My name is John Peroyea and I am a new investor in the McKinney TX area.

I recently got off the analysis paralysis fence and decided to take action. I am currently building my cash reserves to get ready to make a move when the deal is right. I plan on starting with SFRs with a buy and hold strategy. I am a pilot full time and will be doing my real estate business on days off and during layovers when I am on the road.

I started a lead generation website using Leadpropeller website with plans to wholesale deals until I raise cash to jump on the perfect deal. My company is Vision Properties and my website is SellNowMcKinney.com

So far I am happy with the LeadPropeller website and I have already started to get some rankings and natural traffic. I have previous experience with SEO and rankings so I was able to get my site indexed within 24 hours easily. I plan on using primarily an SEO strategy until I make my first deal then I plan to reinvest into PPC.

My wife and I are also walking for dollars around our neighborhood and plan to send out a direct mail campaign in the next week. Our target market is very competitive but I think we can bring some unique benefits to our potential sellers as well as buyers.

I am putting this out to the BP community in order to network with others in the area and to really put myself out there and stay motivated during the early grind to get the business going.

I'd be happy to meet for coffee with any other investors in the area. I am happy to help with SEO and website marketing too!
