@Nathan G. Not really interested in hiring a PM again at this point. If it ends up not working out with my friend to manage I’ll just do it myself because I only live 30 minutes away. Thanks for the ideas!

@Liz Norman also I wouldn’t tell them you’re terminating until you’re absolutely ready to pull the trigger. Because then they’ll check out even more than they have already. I’m dealing with the same issue.

@Liz Norman how much time is left on the current lease?

I have a property that is located out of town, my current PM has been terrible. And the other managers in town are also junk.

So I’m wanting to hire my friend who lives there to handle the property for me.

If my friend gets injured on my property while doing work for me do you think they would be covered? I know...I know...check your policy and I have, but it seems like a grey area.

What do you think?

Hey BP, Has anyone used a marketing campaign to attract tenants for a property? I have a SFH that I was living in and am now listing to rent. It is nicer than typical rent range in my town so therefore smaller pool of people to rent it. Its been slow to rent and I want to have someone committed to it within 2 weeks. I was thinking of doing a Facebook contest where I tell people to like/comment for a chance to win something (like a yeti tumbler or something else valued at $50 or less). Has anyone tried this and was it successful? Thanks!

Hey BP community, I'm working on renting out my first SFH. This is a home that I bought to live in, but now we are moving so I'm using it as our first rental. I'm using a property manager. They've got the property listed, but only used a picture of the outside and said that they think it encourages people to set up a viewing appointment so they can see the inside. I've provided them with pictures of the inside and everyone (friends and family) who has seen it said it looks nice on the inside. So, does anyone believe that it is a good strategy to only provide one pic of the outside of the house.? I think it is bunk. When I'm looking at houses I just move right passed it if there aren't any pictures.

I'm not an expert on this, but I think people are forgetting that even though it's just a 4% ROI right now it will be cash flowing like crazy once paid off. The problem is that paying it off is a long way down the road. If I were you I would try not to tie up all of your free cash it in, but maybe make an extra payment now and then when you have extra cash. Dave Ramsey pays cash and he seems to be doing ok. Not many people have that luxury though

Are you saying that you're asking your tenant to remove the sliding door and replace with curtain for you? If so, I wouldn't ask the tenant to handle that. That seems like it should be your responsibility. Maybe I'm misunderstanding something?
