On Demand Property Manager (Friend)

I have a property that is located out of town, my current PM has been terrible. And the other managers in town are also junk.

So I’m wanting to hire my friend who lives there to handle the property for me.

If my friend gets injured on my property while doing work for me do you think they would be covered? I know...I know...check your policy and I have, but it seems like a grey area.

What do you think?

Hey John!  WPS brother!

On another note:  at least in the state I work in now (and presumably many others, though I know AR's real estate laws are a bit more lax and I'm unsure of where your property is located), a property owner can manage their property with no issue.  A PM can manage a property with no issue.  The trouble lies, though, in the cases where a non-licensed individual is acting in roles that require a license (similar to a plumber doing electrical work in a way) . . . I'm not sure how this would come into play if the friend got injured on your property, but as far as opening you up to some potentially bad options if a tenant ever brought a suit against you, I would advise extreme caution.  You should speak to a knowledgeable authority (preferably a lawyer) who specializes in tenant/landlord law.  

It may be able to work just fine, but I wanted to point out this dynamic in order to encourage you to a safe space to operate.
