I have a copy of the leases as well as the inspection report from when this closed on the MLS last year. Has a brand new 30 year roof. All units are separately metered. Owner pays the water.

Cost: 220,000

Rehab: 0 (in good shape for area and has new roof)

Rents:  I estimated a cap rate of 10.8%, that is with me estimated a 10% vacancy rate which is highly unlikely

This 2 bedroom, 1 and a half bath home is in great condition. Not much needed for a solid rental at all!! New roof, Central HVAC and flooring recently installed. There is a comp that is a 2/1, smaller than us and is renting for $1,300 a month. You could probably get that much but safe to say you could get $1,100 a month. Currently the house sits as a 3/1.5 but the rehab plan is to make it a 4/2 with the master bed and bath in the back add on the was done. Rehab includes caving in the pool, plumbing, windows and complete cosmetic update.
