Hire as 1099. Use only guys that invoice and accept pay only after work is satisfactory. Ask for references and go see their past work. I’ve found sometimes the costs of the skilled labor is worth it.

Thanks for the reply. My lenders all look at debt service ratio and I found I have to forgo a lot of losses I could take just so I can qualify for bank loans.

The problem I have in this scenario is that he may have trouble qualifying for bank loans.  Has anyone experienced this?

I've playing with a few calculators, as I prepare for the next potential downturn. I am a buy and hold investor with a portfolio getting close to 70 units. Is there a point that investors reach when buying for cash flow when they become too big to fail.  It seems that if you are buying cash flowing properties that at some point there is so much operating income coming in that you at some point are generating enough money that as long as you do not take from the business income from the business.  It seems at some point even when using high leverage that it becomes a game of staying power.  You can borrow from peter to pay paul etc?  What am I missing?

@William DeLuca send me a PM I will be glad to walk through this one. My terms are usually a mutual win win for the seller and I. If the seller needs cash I put more money up front. If the seller needs higher monthly income I put up less cash but put up less down payment.

Hi, I am a growing real estate investor looking for capital partner.  I have a large portfolio and steady pipeline of deals.  I can offer on the ground presence in a market that is growing and has cash flowing properties.  I am specifically seeking a capital partner that has funds available for a project starting in the next few weeks, with an investment of 100-150k as a loan, secured by lien position.
