@Jay Hurst Non-Recourse loans still require a personal guarantee but do not affect DTI because it's not considered personal debit. It's worth noting that the exclusion of non recourse debt from DTI ratios is not the case with all lenders.

@Jay Hurst There is personal guarantee, but the loans are not reported to credit agencies. If they choose a recourse loan it might report in the event they default, but not if they are in good standing. There are non-recourse options also. If there was a hard pull they would see the inquiry, but that's it.

Hi Christian,

Having a smart business plan is essential for growing a rental portfolio and keeping the assembly line moving, especially in todays real estate market where the BRRR strategy may be tougher to execute due to longer seasoning requirements and lower cash out LTVs. I recommend finding value add opportunities, and off market deals to make things easier vs turnkey rental opportunities. GL!!
