Thanx all for the helpful suggestions. Luckily, the tanent has moved out and I don’t need to go for the whole 9 yard to evict them.

I'm about to close on a 3-family house in Queens New York on April 5 this Thursday. We have done a final walk thru yesterday at the house and seller told me that the 2nd floor tenant will be evicted and seller has a court order saying that the tenant must be leaving the house on 4/5/2018. We asked seller what if the tenant does not leave on that day, and sell agent said according to the contract we are not asking seller to have the property vacant so its not their problem after closing. and they insist the tenant will leave on 4/5/2018 which doesn't mean anything to us. Now I'm planing on the worst case scenario if the tenant won't leave on 4/5/2018 after closing, what should I do next? Also, since the seller has the court order, would I be able to continue the eviction case? should I ask seller to give me a copy of the court order at the closing and what's my next step?

I "invested" a single family house back in 2005 in Norwich CT for 130,000 with 1% down. 5.25% interest rate. Monthly mortgage payment now is $1150 includes insurance and property tax. Rental income $900. Until today I still owe bank more than $100,000 And the house's market value now is $90,000-$95,000. Plus I'm still bleeding $250 every month. Any advice of what should I do with the property? Or anything I can do to lower my mortgage payment so I can at least stop paying $250 every month? Thanx all!!

Yes, I do have room to finance more. Maybe for another 500k. Plus what I have on hand I can buy a house up to 1mil in New York market. With that will I be able to get 6k income every month to cover my mortgage payment? Is it a good idea for me to mortgage another 500k? Thanks for all the helpful tips!! Really appreciated to all !!
