Doesn't matter it's in the past. As a fellow car guy, we will always regret selling our cars. Use any profits you made to reinvest and find the cash flow that covers the monthly payment for an even better spec car. If you're as much as a car guy as I am, I would suggest getting another car eventually. Few things bring as much joy as a driver and their car. Shifting through gears on a windy road with the perfect exhaust note and warm weather.

Hopefully you'll be able to find some cheap land to make it worthwhile. I would even go as far as to talk with the city to see if they have a grant available for affordable housing that may alleviate the land cost for them.

I agree, I feel like the container homes that you see floating around on social media are totally different to traditional homes meaning most lack the practicality of day to day living. They are often off grid and a one off in some remote part of a country. I've seen some in Canada I believe that are in regular neighborhoods that blend well with the surrounding neighborhoods.

@Omar Merced I know the feeling! I have an architect friend who designs and builds modern shipping container homes. So far all our investors have backed out last minute after we received approval from the city.

Investment Info:

Single-family residence fix & flip investment in Roy.

Purchase price: $122,000
Cash invested: $10,000
Sale price: $172,000

Taught myself about crunching the numbers to analyze deals.
House Hacked as I learned to fix the property myself to minimize expenses.

What made you interested in investing in this type of deal?

Everyone around me told me I couldn't

How did you find this deal and how did you negotiate it?

I found it on the MLS, it was a HUD home.

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

Flooring, Paint, Light fixtures, crown molding, new central air, bathroom vanity, custom master bed closet.

What was the outcome?

Sold quickly and for above asking.

Lessons learned? Challenges?

Keep it simple and I have the ability to do it.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

At the time I was working with an agent. I became an agent the following year.
