Investment Info:

Single-family residence fix & flip investment in Roy.

Purchase price: $122,000
Cash invested: $10,000
Sale price: $172,000

Taught myself about crunching the numbers to analyze deals.
House Hacked as I learned to fix the property myself to minimize expenses.

What made you interested in investing in this type of deal?

Everyone around me told me I couldn't

How did you find this deal and how did you negotiate it?

I found it on the MLS, it was a HUD home.

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

Flooring, Paint, Light fixtures, crown molding, new central air, bathroom vanity, custom master bed closet.

What was the outcome?

Sold quickly and for above asking.

Lessons learned? Challenges?

Keep it simple and I have the ability to do it.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

At the time I was working with an agent. I became an agent the following year.
