Believe me, the broker I work under has my 1099 all ready for me at the end of the year.

I live in MN so YMMV. Here most of the State is connected thru reciprocity to the other MLS's. Have you checked whether joining the Sacramento area MLS will give you access to LA listings?

Unfortunately, Your agent is correct. You can walk, try to renegotiate or take it as is.

Almost all our listings state Buyer/Agent to verify measurements. (Few do).

You should have a contract that spells out exactly the terms of any showings or sales.

I just started working for a team on May 1st and we detailed almost all scenarios in our contract.

Some are percentage based, if she gives me the leads, to cash at closing if I take out her clients on showings.

I work with a few investors that also use wholesalers and we all play nice together. I plan on getting the listings, when they go to sell, so I even run comps on the wholesale property.

I just helped a client recently where we offered 3% above asking price and then 6% towards closing costs. This helped the clients cash flow and didn't leave the seller with the whole 6% (Which they wouldn't have accepted).

I know on Homesearch.com (now X.home) you could always make a pre-auction offer. They would float a price, the listing would be put on MLS with a dollar amount and then changed to Auction, and if you wanted to pay that price it wouldn't go live on the auction.

Yes you have to give them notice. If you go to housing court you're not going to get away with telling the judge you gave them 24 hours and they didn't leave.

I would have the current owner properly serve them with 30 days notice to vacate the property. 

I have also found that offering a few hundred bucks helps motivate someone to leave.
