Basically the area north of 20-59 and east of 65

Hello!

I recently posted asking about Center Point but am also looking downtown area. South of downtown looks like the A neighborhood and downtown seems to be around a B. How is just north of downtown? From the research I have seen it appears to be a around a B- to C. Does that sound right from all the investors and realtors living in the area? Is the area becoming better or worse?

That was something else I heard is that the city is very difficult to deal with. Everything I have heard is unconfirmed rumors but your post is another data point that says something about the city is not as easy or friendly towards investors.

Hello!

I am looking at moving into the Birmingham area but am first getting an understanding of the area. From what I have heard and seen is that south of downtown is the nicer A type neighborhoods. Areas around downtown are variable between B- and D. But the main area I am trying to figure out is Center Point. I have read some old forum posts from 2-4 years ago about how it has lots of crime and shootings. I even tried calling the Jefferson County PD but have not got a response yet. If there are any investors in the Birmingham area, I would love to hear your thoughts and experiences on Center Point.

Hello BP,


I have been doing multifamily investing for the last few years and am looking to expand out of Florida. The GRM is becoming more unfavorable as well as insurance is skyrocketing due to hurricanes the last couple years. I am primarily looking for 10-20 units residential deals.

I have been looking at Wichita KS and overall it seems like a fairly solid market. Since I have only spent a couple weekends there I do not know the area very well. I am reaching out to everyone here to send some recommendations my way for areas to look at or avoid. I do have a place in Southwest that I am interested in but outside of Niche and a couple other websites, I do not know much about locations around the area.

Good afternoon, I have found a deal I like on RealPro.com and have contacted them about it. The deal appears solid but their process is new to me. They list a deal and then have a lawyer write up the contract. The money comes from their pool of hard money investors that I couldn’t contact. It sounds like a wholesaling company with a pool of their own investors they use. Before I go forward with them I was wondering if any of you have experience dealing with them. What did you think? Appreciate any advice!

Hello BP, I am investing in NWF. I already own a couple properties and have a solid familiarity with the local area. Currently I am struggling to find anything worth investing in. Jason Bindra on a secondary loan I am assuming you mean leverage the equity for another investment. That's a good thought. I am communicating with local banks now and have been attempting to get their terms. They love to ask for my social tho. Always want to run my credit and I just want a initial ballpark offer lol. But yes. I am vetting multiple banks and checking every foreseeable path I can think of with this property. I want to know as much as I can before I decide to make an offer (with the caveat of avoiding analysis paralysis). It is just a new area for me, commercial loans. They can be foreboding with that balloon payment.
