Hi I recently had a possible large deal fall in my lap and I'm wondering if someone can help me analyze the deal? The off market property is a Manufacturing plant/office building. Its a newly remodeled property and is over 34,000sft. The property is in a pretty rough part of town but the business currently in it is thriving. The current tenant pays $11,000.00/Month. They also pay the taxes, utilites and all expenses or repairs < $25,000. The current lease extends until 2026. The current owner wants to sell and the president of the company wants to buy it but cant because of a conflict of interest agreement in the contract. That president is a friend and trusts me so he brought it my way. The main reason for the President wanting to buy it is because he knows they should be paying more for rent and is afraid the next owner will increase rents. I have little experience buying larger manufacturing properties. Any thoughts would be truly appreciated.

My lender says they can't refi my rental property because it's in an LLC? This is the first property we have in an LLC. Any advice?

Hi I have SFRs but I’m new to the Commercial/Mixed use arena.

The property: Asking $530,000

Large 16000sft + multi use building

Two 1bd 1 bth - $600 total(way under value)

One 3bd 1 bth $1200

3 commercial spaces - total rent 3000.00

Total rent 4800.00 month

Taxes 4000.00 year

Everything is separated and metered.

There is a lot more space that can be converted to either commercial/residential or storage.

Any insight on if this looks like a good deal?

Most of the spaces that are rented are in ok shape and the other spaces that are not rented are basically large garages

We bought a house last year, a commercial duplex with a 1500 sft attached garage. Apparently because it's a residential neighborhood and the property sat vacant for over a year it reverts back to a residential land use. Its not a deal killer because I've turned it into a SFH but I did like the commercial title because it gave me more options for the property. Should've my realtor caught this? Can I petition to hold it as a commercial property because I bought it as a commercial property ?

I have 3 successful SFRs in nice B neighborhoods, recently I have been networking with local REIs and came across a couple investors that have multiple Airbnb's in my area. We do not live in a vacation destination and are about 46 minutes outside Pittsburgh. I guess I've always equated Airbnb or STR with vacationing but these investors are doing quite well and smashing ROI compared to normal rents in the area. My question is does anyone on here own STRs in non tourist areas. How are you guys doing with this?
