I am wondering if anyone has advice on which trust company to go with? I am debating between several at the moment including Equity Trust and Entrust and I am wondering if anyone has experience or a preference for one or the other?

I am in the same boat, interested in purchasing from Memphis Investments but not sure if I am ready just yet. I am curious what your out of state LLC filing fees are like @shane

@Shane Swanberg? I am researching what it takes to set up a Tennessee LLC and the fees seem a bit high. What are you paying and how are you managing your annual filing requirements?

Does anyone have any experience working with Memphis Investment Properties LLC (www.mipturnkey.com). I am very impressed with their model and thinking about purchasing from them but just wondering if anyone has any experience and knows if they are a solid company?

@John Palley understood. Well I am wholesaling and focusing especially on probate properties. If you ever run across an opportunity for a private property that is interested in wholesaling please let me know. I am also a licensed realtor. Though not using my license actively, I am in contact with a number of investor friendly realtors that work with my investment group and we are always hungry for deals. I am currently whole saying and representing an investor client in the SoCal area so I find this topic very interesting. I find markets like Inglewood and Culver City to be still  good for aggressive returns. But yeah beyond that, I find myself searching for those needle in a haystack, adjudicated property deal. I've found good deals in Roseda, Pasadena, etc. But they are a dime dozen and you really have to work hard for them i find.

I am negotiating a contract with a money lender who will be putting up funds to be held aside to cover my 10% closing fees on a wholesaling deal. These funds will of course never be debited, only held aside until I am able to sell the deal to my investor. My question is how much do you think is fair for to pay for this service? The money lender is requesting 50% of my wholesaling fee, but it seems like a per day fee would get me a better rate for this deal. Does anyone have any experience with this and can anyone give me a suggestion on how much would be fair to pay for this?

I’m in discussions with Renatus about potentially joining them and not sure if it’s worth my while. Also, the velocity banking concept seems to have many holes in it for me. Particularly as it relates to the use of debt. Does anyone have experience using their system? Can you give me feedback on your experience with the velocity and how it’s worked for you?
