I don't have a lot of experience with Buildium or Rentaloutions, but I can give you my opinion of the system, based on my opinion that is the best on the market, Appfolio.  The cost is a little higher than some but what they offer makes the your job of managing properties so much easier.

We deal with a lot of SFH investors and they almost all use this rule of thumb...and most of them acquire in multiple states using the same rule. Just my experience.

Only if the cash flow supports the stress of dealing with section 8

Not sure how many months behind they are but it seems like they were planning to file prior to the eviction notice.  Good luck...hopefully the bankruptcy court will lift the stay order

Hello Michael,

I would recommend you contact an attorney that specializes in real estate law for clarification.  We have standards that we use based on Fair Housing laws but rarely use criminal background as a reason for denial.

Hello Michelle,

I would agree, selling is the best option based on the return rate.  Typically you want to see the rent be 1% of the value, so you would need to be around $4300 to make since for a rental.
