Hello Jon,

I might be missing something but pro-rate rent and due date are two different items.  Pro-rated rent is where you charge only for the time they're in the property, 5th -30th is 26 days of rent due for June.  The due date is when the monthly rent is due for payment, which this could lead in to issues if you allow them to pay to late in the month.  Just a thought

The lease should have terms for giving notice.  If he didn't follow the required time frame then he is in default and the lease should also state the penalties as well.  Good luck

My recommendation is to follow the lease...post the notice and hold them to there terms.  Give an itch they will take a mile. Good luck

Hello Brian,

Some tenants will try to get new appliances just because they can, so its up to the wording of the lease and how much you want to tolerate.  Just make sure you notify the tenants they will be responsible for the vendor charge if no repairs are needed.  If you decide to replace the fridge I recommend getting a new one at the lowest price possible so you can enjoy a warranty .  Just my opinion, good luck

Assuming your agreement has a 30 day termination clause there is no need to consult an attorney.  Just follow the terms of the agreement and keep the notice simple.  Good luck

Sounds like your management company doesn't take your relationship seriously.  Check your agreement with the management company, there should be a clause that gives both parties the right to cancel the agreement for any reason.  Most often it is a 30 day notice but some may require 60 days .  Either way, don't stay with a company if you don't fell it's working out.  Good luck
