I am also looking for a reputable and honest turn key provider....seems this sector is not well organized..no big player. Hence investors are ready to pay premium ..above appraisal value to MI.

@Bob Rooks In my view you must have equity day 1..buying property above appraisal for some 8% future cash flow...does not seems to be great idea.

@Marco Santarelli I 100% agree with your advice on buying below market value.

I do not get 3.5% of Purchase Price. Seems too high and no other turn key provides charges.

I am kind of same boat. Looking to buy rental but not able to find good value. property price are too high in my area where I live and CAP rate is not interesting to take the plunge.

LV is already high. Can someone guide area which are still interesting and reliable agents/real estate turn key providers for helping in buying good investment properties in B+ or B++ area with CAP rate in the range of 10%.
