I am looking recommendation for an investor-friendly contractor, not a big firm who I can trust for regular maintenance of my rentals in Atlanta metro area. 

Someone who has an investors mindset, quality work with a budget, and rental units friendly. Not looking for a big kitchen or bath makeover.  

I have 5 rentals (mostly new construction) in the Atlanta metro area. Looking for an investor-friendly property manager who charges a nominal fee for property management, leasing, renewal and re-lease. Also, maintenance cost should be actual, not big markup. Basically able to manage turnover within budget and investor-friendly way. 

My current PM has a low PM fee but they charge 35% renewal fee which I feel is high, markup in maintenance and turnover involves markup..basically high cost to the owner. I want a reliable and trustworthy PM to make the rental turnover process easy and also I can trust him for regular maintenance calls cost.  I do not want to run around to find contractors who can do the work at a much lower cost.

hello, I have 2 rentals properties in Atlanta and closing 3rd - new construction next month in Douglasville. Currently, I am working with one of a large PM company in Atlanta but not happy with their service. They charge 15 days rent as leasing fee and 6% per month PM fee.  Please contact me asap and provide recommendations. Thank you !  

I am out of state investor..will be visiting Atlanta in Feb. I am looking for a reliable and trustworthy real estate broker and PM expert in recommending SFH investment opportunities in solid areas and managing them. We are looking to buy few properties during our visit - new construction in solid rental areas. Our budget 120K - 175K each property.

Some areas we shortlisted - East Point, Fairburn, College park and Dallas GA.  Please PM with contact number and email. We are looking for quick responses.

@Clayton Mobley Deciding b/w Memphis and AL. How your model is different than MI. can you please shed some light.

I see new construction is popping up in various neighborhood of Atlanta. One of turnkey provider suggested to me as good deals with numbers. Looking for opinion about neighborhood ranking (at least B is my criteria), rentability and safe  investment...I am not looking for huge cash flow or appreciation but safe & solid investment for long term. Please suggest which one is best option.

That is what happened in mostly TK providers. They sell above market price to passive investors like us and you will wait entire life to recoup your investment. I believe Norada is just broker and they have no skin in  game except $$ in sending traffic to TK providers. Sorry to be direct but it is fact.
