It would depend on the cash flow vs money down, and what your overall strategy is. Less money down is usually better if you are looking to invest in more properties. FHA will let you put less money down, but cash flow may be less. I guess we would need a little more information on what your strategy is.

I guess it just depends on the lender, but typically with hard money it is very similar to a traditional loan, where payments start in the next month. I would just make sure you understand the terms of the loan. It would make more sense for the lenders to start collect interest as soon as possible.

Hey guys, I'm looking for some investors that like manufactured and or mobiles. I know they have their niche, but I have some great deals come across my table and I really don't know how to or want to deal with them. Mostly in Riverside county but all over California. Any investor leads or some advice if you do invest in them. I do SFR right now and it keeps me more than busy. Thanks ahead of time.

It's hard to tell you specifics without knowing the neighborhood and rental rates in the area, but do your due diligence and look at the property history to help guide you. Was it bought by investors and being flipped currently, that could be a red flag. Just my two cents. Good luck! Also look at your comps and make sure your ARV is right :).
