 I purchased SimplifyEm. But I took a year and a half before I tried to use it. I don't think it's easy to use. It's too non-intuitive

I started using REI Hub this year and it has been fantastic. Having a system tailored to real estate investing and doing everything I would want a bookkeeping system to do has made the financial information I have much more accurate and timely. Also, after learning the system, setting up rules, and learning how to address my specific special situations, I spend about an hour a week managing the books for 35 doors. 

The biggest asset of the system is the REI Hub support. I have had a number of questions (how to handle land contract payments, how to set up security deposit refunds, etc.) and between their online support and responses to my questions via email, I have yet to run into a situation I couldn't address. 

If you want double entry accounting, flexibility, and solid support, REI will allow you to manage your rentals on your own.

Thanks for that advice Scott

I would explain that as owner I would fix any plumbing that broke but the clog was caused by tenant therefore she is responsible for it. I would suggest your plumber if you have one. Call your plumber and ask him to take it easy on your tenant so the tenant isn't going to think you're getting a kickback from the plumber.

I'm trying to find some information to a question I asked in a post but the tool comes up with 53 pages of posts when I search on my last name, which is mcguire. That's crazy. It seems the search engine only can search on one word. If i enter john mcguire it brings up all the 'john' people, more that 53 pages!! Please help me.

I just heard about REI HUB. for rental properties. You can try for 30 days free. I downloaded the version for 3 rental units to try.
