Hello, we are in process of purchasing 5 units. 

(1 sfr and 4 plex.) We are considering a conventional loan with 20% down and then transferring title to LLC or Trust (any experience in this would be very appreciated)

Would like another set of eyes on the numbers. As this is 3 separate structures, the insurance will be higher (any insurance recommendations will be much appreciated) 

160,000 - price (well maintained. all rented.) 

$26,700 SGI 

estimated projections - 

7000 - expenses, water, management. 

3000 - new taxes and insurance

10,800 - debt service

5,900 NOI

Anyone in this thread have time to run numbers on a deal I am 

UC in OK. 5 residential units. Would like to know more if closing and transferring into LLC or Trust is the best option. pros/cons and timeline to set things up. I am sure the trust costs more and takes longer to set up.

Also any good lender recommendations for OK. thank you all.

Sorry posted in wrong group - 

Called and spoke with the listing agent. She explained they had 2 NC offers on table. She told me a ballpark on price to be considered. I ran numbers and called her back to discuss. No response.  Texted agent to draft and submit offer on my behalf no luck.

Called next day, she said one buyer is aggressive and offered to give her the listing post close, all cash, NC, clean terms. I said thats fine, we have not even discussed my offer as you have not drafted anything for me. Note:  she is going to rep that other buyer too.

Simply put, I said I will match their terms and come up in price. She still hesitated and said well maybe, but then would have to tell the other buyer, they will come up in price and then we will go back and forth.

Note: she has never worked with the other buyer, but I guess she likes them more.

Not just completing with other investors for properties but now fighting with agents to even submit offers.

Thank you. Repairs are still being assessed, I would bet about $7-9k to get everything completed. it only includes management, maintenance, insurance, tax.

Hello, I am under contract on this and running numbers. Would appreciate another eye. This is a summary - $39k pick up - duplex - one unit has some remodeling already by owner. another unit is occupied below market rent. 

1,000 gross

owner pays water

tenants pay everything else

approx. 385 cash flow
