Hello James. I just found a great FB Ad mentor and his initial podcast is very easy to follow, Free, and only 20 min long.  His name is Mike Sherrard and you can find him on YouTube. -- Just message me if you would like a link since I may get in trouble if I try to provide it in this message.  Thanks, John

For top of funnel leads: buyer/seller guides; if rentals - how to determine if this rental is right for me or something. "homes for sale under x"- garbage ad.

For middle funnel: blog articles your team has posted or boosted videos to your warm audience. Continue to get your face in front of them since they know you at this point.

Bottom: They're ready to buy so if you have social proof, testimonial videos from clients saying how great you are, whatever - create ads that further their desire to work with you.

By doing this, yes you cast a wide net, but the actual people who will be clicking are going to be better.

Thanks Tony. Will do. Appreciate your insight!

I treat my ads like billboards, radio, tv, and newspaper ads. My ad won't be targeted but my goal is to get as much curious traffic to my website so I can then retarget the crap out of them with testimonial ads.

Facebook is still one of the cheapest forms of marketing around and everyone uses it. I put together a case study on what's working for me right now if you'd like to see it.

Thanks Brent! -- That is how I'm going to look at it too. It would be nice to target by age but just doing a radius around my location will suffice.

Yes, I would love to see your case study if you don't mind.  Thanks again, John

Now that we can no longer select zip codes for our Facebook ads, does Facebook just post the ads in our area? -- I would think so but want to make sure before I post more ads in the Chicago area.

Hello Brandon. I would highlight the improvements, yet keep it brief since you will lose interested folks if you make it too lengthy.

Greg's input is interesting with the videos. -- Greg, does Facebook still post your video ads in your area only now that you can't choose zip codes? -- I've been wanting to try Facebook, however, I'm concerned that my ads are going to go all over the country rather than in the Chicago area where I am located..

I think it will effect multi-unit investors' motivation the most since capital gains tax may increase. -- Overall though, I think it will continue to be a strong market since the economy will suffer for the next few months and then we will be in full recovery after Spring. -- People need to work and not fall behind (same with small businesses) and that is what is about to happen if some kind of stimulus bill isn't passed soon (should have been passed 2 months ago).
