Great day Georgina! As a first time buyer of rental property,  It's really a good investment option since they tend to be more affordable and more intuitive. However, before you buy a first rental home you have to consider the right location, look for places with lower property taxes, highly-regarded schools, and amenities such as parks, restaurants, shops, and public transportation. Moreover, a neighborhood with low crime rates and a growing job market will also mean a larger pool of potential renters.

Another thing to keep in mind is that you as a property investor, your have your goal ad that is to make a steady profit. The 1% rule can be used as a helpful guideline. This rule of thumb states that the monthly rent should be equal to (or greater than) one percent of the purchase price of the investment property (plus any necessary repairs).

You can start out by investing in a SFH that has good rental potential. You can consider Austin, Houston or Dallas.

@Ricky Priester There is no harm in trying to list as is and see what the market will pay.  You won't know the answer until you have a written offer.  At which point you can decide to move forward with the sale or hold for repair.  Maybe the current market will get you higher than what you anticipate?  If you need further info, reach out to me and I can point you to some contacts I have there.
