Eddy Dumire If you have harbor freight tools close by, they sell car dollys. They are low metal platforms with castor wheels. They are meant for putting under each of your cars wheels and then you can push the car around in any direction in your garage or driveway. They sell them in pairs for like $50. I would give those a try, if they don't work you can always return them.

Hello Brian Vonarx I'm also fairly new to BP and in Reno, NV. I love this area but as you mentioned it is a difficult market for buy and hold. There are some gems out there but the competition is stiff. The outlying areas still offer some reasonably priced stuff that may cashflow. I think Fernely is an interesting spot, prices are well below Reno's but with all the development at USA Prkwy there is bound to be some growth in Fernely.
Yerry Balenzuela I put an RTA kitchen together in a basement apartment and they look great, the quality is pretty nice too. Timing was a bit of an issue as they have to be shipped in. I also had a problem with one door stain not matching so I had to wait for another to come. Most RTA places have good web sites and will send you samples. I also designed the cabinet layout so that I could easily use prefab granite countertops. Lots of tile and stone shops have premade granite tops with the bullnose edge ready to go starting at like $200 for an 8'. You still have to have the sink hole cut but if you plan it out right you can save big. The flooring I used was LVT (vinyl tile), $.99/ft and it looks great! I put it over concrete and its holding up perfectly (2 yrs old) There are some good inexpensive products out there that give a high end result, you just have to dig for them. I will add a pic once I figure out how.

James DeRoest I agree with you. I do feel some responsibility as they are my appliances. I would definitely pitch in to replace spoiled food or ruined clothes. But at the same time you never know what people may have in there (or any other supplied appliance). I'm more looking for suggestions on being protected if things go sideways. You can always go above and beyond what your lease allows. Dan Perrott Thanks for sharing! I like that you give them the option to use their own appliances. I also like that you make the use and maintenance your appliances their responsibility. Again I always try to do the right thing (like maintain my appliances) for my renters but covering your hind quarters is just good business.

Hello BP, I had a fridge fail recently and it made wonder how others handle similar issues. It dawned on me that a fridge failure could cause a substantial loss. E.g slice of wedding cake has to be thrown out, never mind expensive steaks or seafood. I do not have a clause in my lease to address this and wonder how others handle such things. I'm sure someone has had a renters wedding dress get burnt or damaged in a dryer or something similar. Does insurance cover things like this? How do you word the lease so appliances are "use at own risk"?

Hello folks, I'm looking for an investor friendly agent in Fayetteville AR. I'm out of state but planning on purchasing a few investment properties in this area.
