So, they are expecting me to offer financing?  I thought he said the buyer will bring their own financing.

The phone number had an 817 area code, so I guess it is the company you are thinking about.

The way they explained their program to me, was as follows.

I find a buyer that would qualify to be owner financed, with their requirements. 

They had minimum FICO requirements, job requirements and so on. I don't recall the actual numbers, as it's been over a year since I have talked to them. 

If I was successful in finding this buyer, they would pay full asking for the house and owner finance it to the person I found. 

If everything is above board with them, this is not a bad deal at all. There won't be haggling of your price and there would be no fees to pay. The big issue is that unless you are cash motivated, it's tough to walk away from the money generated in owner financed deals.

Sounds very familiar. 

I can't honestly say if they are a scam or not, but I have heard something very similar to this. 

Essentially, you find someone and qualify them to owner finance the deal, they in turn will pay full asking price for your property. 

Just out of curiosity, is this a local company? If so, Fort Worth, possibly?

I would definitely want to review any documents that I am sure they will have for you to sign, with my attorney offering her 2c.

I am going to go with my gut feeling here and state that this is a fake post, given the obvious flaws in the statements you made. Just in case it's not...

1. ARV Endless? That would be a first in Real Estate history. All properties have a ceiling.

2. Minor damage due to roof leak? Unless this leak just started a week ago, there will be substantially more damage than minor from a roof leak. 

3. Depending on what you want to do with it?  Rezoning is not as easy as that. That requires city and neighborhood approvals, and even if granted, would be a very expensive project to convert from a church to a restaurant, for example. 

4. Market to wholesalers?  Why would you market to a wholesaler, and not a buyer?

If you posted just to get some reactions, congratulations you achieved your goal.

If this is a real opportunity, then you need to work on your delivery. This type of posting screams that you have a ways to go to learn this business.

My mistake, didn't catch that you tried to call. 

Have you gone down the bloodline, beyond the son, to try and locate some family member, somewhere? 

If the portfolio has that much potential, I would follow the bloodline as deep/wide as necessary.

If you decide to reach out to her by phone, this is my opening 10s. 

"Hello, Ms.Smith. My name is John. I am calling regarding your property located at 1234 Anywhere Street. I was curious to know, if you would consider selling that property?'  This assures them I am not selling anything, not trying to scam them out of anything or any other reason for them to be on alert with me. This is also a question that requires a moment of thought, which is sometimes all that is needed to start a conversation.

I only have issue with using VA's in a capacity that requires them to be on the phone. I personally, would never hire one to do that for me. There are just so many different scenarios that play out on a cold call, that you can't possibly train them to react appropriately to all of them.

The other issue, is that they can't help but sound like they are reading from a script. You can always tell when someone is reading from something, rather than just talking normally. These days, the first instinct is to think it's a telemarketer or just another scam.

I'll try and help you out here.

1. It's hard to say if it would be expensive or not, without actually inspecting the problem. Is it a matter of the overhang pulling away from the house or can it be repaired by just installing new vertical posts?  

2. You can absolutely ask for seller's concession on this, I know I would.

3. Not an attorney, but I would bet you would be sued if those were to fall and injure someone. 

The gutters are responsible for moving the water away from the house, so the foundation does not develop problems over time. I wouldn't worry as much about roof damage if they are gone, as I would be water settling up against the house.

The title company you are using, should be able to do a remote closing, anywhere in the US. It's just a matter of locating a notary in the area, to witness the signatures. The documents can then be overnighted back to the title company.

After announcing that after 6 months of hard work in systems development was completed, I am proud to announce the following.
