I have been hunting for a property manager in my area with minimal luck. However, I found a person who seems to fit the bill, however he found me on Facebook. I can't seemingly figure out if he's legit or a con artist. The things he say sound reasonable (price, ideologies and the like) so it seems a bit fishy. Is there any surefire ways to filter these people?

I currently have a 2 family that I rent half out. I purchased it for 400 expecting to sell it for 600. When I sell, how would capital gains work out? Would it be half of the property due to it being half an investment? Or 100% due to it being my property. Also, I did some digging and certain people articles had to be worth more than the previous property and one said it had to just utilize all of the capital I just accrued.

I feel like this is worded awkwardly.

Thanks everyone thus far for the information. It's been super helpful. Seemingly, I'll likely be out quite a bit of money, especially as it appears many judges are renter friendly, ESPECIALLY in MA.

Hello all, was just informed me that my tenant who just signed 1 year extension on his lease told me he's closing on a house in 45 days and wants to break his freshly minted lease. Now the lease agreement (I purchased off of the BP site actually) doesn't say anything about breaking a lease.

In short it just states (effectively) you're here till the end.

What rights as a landlord do I have in this situation?
Can I enforce him to pay the year?
Negotiate an agreement?
Or do I just let them go and lose the next 9 months (won't be that long, probably a few weeks, but finding renters in MA during the winter is a task)

Any help would be appreciated.

Just wanted to know if anyone's utilized rootstocks mentorship program? Really need someone to give me a push in the right direction. Absolutely stuck in analysis paralysis. I know BP had an accountability program back a while ago, I should have jumped on it then.

I'm not sure if this has been said:

But your wife may be on the right track. If you truly have great tenants who aren't planning on leaving any time soon. Don't raise the rent. I know you'll be missing out on 3-ish% each year. But you know what costs you 8%? 1 month in vacancy. 

HOWEVER

I would absolutely point out to them that you are waiving the fee for THIS renewal due to their good nature and that the "world is in a crazy place" and you don't want to lose a great tenant.

Some people abuse your kindness, some wont. 
Just don't skip the following year and don't double up.

Active investors don’t always share their handyman info.

I know a general contractor who was on his own for less than a year with plenty of reviews which were mostly friends and family.

In short: FB is a very hard place to filter contractors who are legitimate. I do on the other hand call around and see who has a wait time. If they have a wait, they are in demand. If they don't, there's a reason.

 Have you ever found a good handyman this way for a property you had out of the state?

Sorry, never had to use an OOS handyman, apologies. However, I feel like the same strategy could work
