Hello everyone!

I am looking to do a house hack on a duplex/triplex/fourplex around the Rochester, NY area for my first deal in 2024. I would like house hacking to be my first point of focus then move into MFHs/SFHs as I learn more.

I can contribute as I have a desire to continuously grow my knowledge, and I am willing to try new things and learn from others.

Let's connect and chat!

John, learn the language and metrics of the financial world and how to use them to conduct underwriting skills

If you can't do that, you will wander in wilderness until you do

Let me know if you need any help getting there

I'll have to look more into underwriting to understand it better. Thank you for your response Barry

reduce expenses, increase income, save up until you have enough to house hack, then: house hack

This sounds like a great starting point. Thank you for sharing Nicholas

Hello everyone. I appreciate your advice from my previous post on being new to real estate. I have been reading, listening to the Real Estate rookie podcast from BP and picking up on some lingo so far.

Regarding my strategy, I have my Why and my goal but I am not sure if my goal is what would be best for me in my current situation. I think I'd like to start with rental properties.

I was looking to get people's perspectives on a few things as I want to get started with real estate in 2024.

1) What would you suggest for someone that does not have much capital to start? How could I go about analyzing which option would be best for me to begin given my situation? I'd like to fledge out a more detailed plan before I get too far, involving potential costs that I'll incur. I like what BP has regarding the investing analysis tools. I'm a numbers guy...must be the accountant in me :)

2) It can seem overwhelming trying to learn everything at first. How did you navigate this while taking on real estate investing in the beginning? Did a strategy (e.g. STRs, BRRRR) catch your eye, you determined it was best for you and you went forward with it?

I still am going to continue to save and try to put together enough for my first deal. I understand that different strategies work for different people.

I appreciate any advice you have. Thanks in advance!

Quote from @Roe Goddard:

Hello John:

You and I are in similar positions despite 40 years difference in age.  I am a semi-retired business professor, veteran, and have the time and cash flow to sponsor some involvement in some capacity in real estate investing.  Several things excite me:  rehab or "putting lipstick on a pig", the entrepreneurial bent to real estate and flipping, and project management.  How I end up going from thinking and reading about rehabbing and investing to actually doing it is the big question.  I am an avid reader.  I live in the southeast in a growing metropolitan area more than sufficient in size to accomodate a real estate rehabbing business.

My progress to date includes reading books on flipping and listening to various, including Bigger Pockets, podcasts. My big take away from all of this in addition to industry knowledge, is to be "slow and methodical" (mindful) in every activity from choosing a contractor to property selection.  I try to rely on the learning that occurs from listening to the mistakes and admonitions of others. Hope this helps in some fashion.

Thank you for sharing your viewpoint and passions Roe. It is easy to get ideas but executing them is a whole different thing. I like reading as well. I would like to continue learning as much as I can and eventually implement what I learn. I appreciate your advice on being careful with my choices, this is good to keep in mind.

Thank you for your service.

Hi John and welcome to the forum. Once you have done some reading, decide on a niche. It's really easy to try to do everything at once. Start evaluating deals in your niche while you are saving that money. Then you'll be ready when the right deal comes along.

Thank you for sharing your perspective Benjamin. It does get easy to think about all the different niches and trying to learn everything. This will be noted. Thanks again!

Hello everyone,

I am John. I am new to real estate and have been reading the book How to Invest in Real Estate by Josh and Brandon. I do not have any real estate experience, but I am excited to learn. I am 25 and working full-time. I came across the BiggerPockets community from getting the above book recently.

At this point, it's my goal to continue building up my savings so I have more capital to do my first deal. In the meantime, I'd like to learn about real estate and its various forms. I am looking forward to connecting with people in the BiggerPockets community. I am elated to begin my real estate journey!
