Just starting out trying to get a 2 family under contract now. Ultimately just want to buy and hold rentals. Most likely pursue BRRRs and possibly flips as i gain experience. Just looking to get my feet wet first. Hbu?

Are you referring to possibly adding additional dwellings to the pre existing building, or additional buildings onto the land detached? And if so what exactly do you have in mind?

I work in and around the area, not too familiar with the rents. The numbers work but I'm curious what the renter base is and if maintenance should be higher? I based rents off rentometers median 2bd rent of 875 and 3bd 950. Can anyone confirm rents in the area in this range? Thankyou guys, I am only prospecting the area for future purchases (first property). I Have no serious interest in the property itself

I really like both the point system and the idea of evenly splitting a water bill. I’m very new to real estate investing, and am amazed by the vast amount of minor details there are to learn that you just can’t know until you experience it yourself. So in that I do appreciate your insight. Relative to the heating, I am certainly very fortunate in that I am an apprentice HVAC technician myself and repairs and install costs will be extremely minimal as long as I want to do the work. What I am curious about it when you split a water bill like that do you ever have tenants complaining about others using more and driving their bill higher? I know water bills tend to be minor, but I’ve seen more foolish things for people to argue about.

Additionally, you mentioned you own a 3 storeretail strip, so far in your experience has a commercial rental been a worth while venture?

@Gaspare Urso That’s a good point. I forgot to look at that and in doing so I found that the the land lord pays all three so that’s certainly a minor set back. What kind of range can someone expect to pay to either separate meters for people, or to just pay it monthly?
