Post: Do SFRs cash flow in Far West/NW San Antonio?

Hey guys. 

Can I buy and hold an A or B class rental property in Far West or NW San Antonio - and expect to cash flow? I was looking specifically at SFR's. I'm new to the San Antonio market and would be interested in hearing any input you guys have to offer; whether it be about asset classes, neighborhoods, etc.!

If not, could I get a B-class multi family property? Just looking at Zillow, it doesn't seem like there ARE many small, multifamily units in that area.

Full disclosure: I'm not an investor yet, just a big BP fan/lurker. However, I did just want to say something anyway and you can take it or leave it: If you're happy and your family is happy in your home and location, I don't think that I would sell it just to make $40k. You do need money to get started, but I think there are better ways to do that! Check out the BP book on "no or low money down". Don't sell your house and move your family into your parents house so you can buy a property. That's putting undue stress on your family and your parents.

I just wanted to say thank you for the input. @Russell Brazil is right - we talked with a realtor and we'd have to sell at around 320 to break even, which isn't going to happen. Looks like we're about to become accidental landlords! But that's OK, it was about time for me to bust into RE anyway! Haha

@Russell Brazil thank you for your advice. I agree with you, I might end up having to rent it out - rather than selling for a loss or paying closing costs out of pocket. Do you know any property managers in the area? 

@Joshua Velte Thank you for reaching out! I'm glad to meet somebody involved in the Brooklyn area - I actually haven't met any investors or even RE pros that specialize in Brooklyn. That being said, I'd love to hash it out with you and see what our market analysis would look like on the sell side. But to weigh our options, do you know any PMs in the area? Do you do PM? Also, I'm not sure if this changes your interest in our property, but we're moving in March - I don't know exactly what our timeline should look like between now and then.

where are your properties in AA county?

Hey guys. I am a total newbie here. My wife and I own our single family home in Brooklyn Park, MD - Olde Brooklyn Park, so a nice part of town in a good housing development. We got jobs in Texas so we're leaving and we're trying to decide if we should hold onto this property and rent it out, or if we should sell it. I was looking for a good realtor and a good property manager in the area so I could hash it out with both of them and figure out the best course of action. Also, I'd love some advice generally. Please reach out if you would be willing to help or if you know somebody I should talk to!

For specifics: We owe about 295 on a 4 bed, 2.5 bath, 1800 sq ft house on a big corner lot. Brooklyn Park is in AA county so decent schools and relatively low taxes, but unfortunately we're probably in the least reputable part of AA county. I think we might be able to fetch 300 or 315 for the house, just based off of some online tools - which, obviously, might barely cover our closing costs. Also, it looks like rentometer and Zillow are saying we might fetch anywhere from 1900-2300 in rent, which isn't ideal either... What should we do?
