Good morning BP!!! I have recently run into an issue that I rarely hear spoken about on podcasts or on the forum but I’m sure someone somewhere has had the same experience. I am currently a college student finishing up my undergraduate degree in May, which means that I have accumulated significant amount of loan debt. I have a fairly decent job and I own a rental property that helps supplement income also. This issue that I am having is that my debt to income ration is too high for many banks to give out loans to help finance deals even thought my credit score is good. I have come to the forum to see if anyone else has had this similar experience and what steps did they take to not allow this situation to stop them from investing? I am open to suggestions!!! PLEASE HELP

I have recently started an LLC with the hopes of accumulating properties. I have been running through multiple ideas for establishing my company and the one that has been seeming to stick is Group home settings. I wanted to bring this to the BP community to see you guys thought this was a good idea for buying and investing into properties for the sake of opening group homes. Has anyone done this before here? If so can someone give me insight on their experience? Or seasoned investors who may feel like this is something I should stay away from? PLEASE HELP!

@Donaldshaver That clears up everything!!! I was under the impression that hard money was in fact liquid capital and cash. When in fact hard money is a type of loan that lenders will fund. Lol this changes my question because now I have a better understanding of it all. I guess that's what BP forums are for! Thanks again for the clarification =)
