I have a work colleague attempting to manage or sell her fathers two bedroom two bath remotely. Her father recently entered hospices care and she has become power of attorney. Home currently has a tenant that is not paying and may or may not work with the family, thus the reason I'm posting here looking for an agent dealing with tenants.

I am currently refinancing my apartment building. I thought I read somewhere that, depending on the day you close, you could potentially skip two months of payments instead of the typical one month payments… Is this true?

Retail price per square foot in Chicago is $150 to 200. I'm told if I do the general contracting myself and sub out everything I can get that down to $100-$120 per square foot

I typically give a $50-75/m maintenance discount off rent to a tenant that is willing to do the small stuff and coordinate the big stuff for me.  

I'm now to the point where I'd like to have the same person/company (instead of retraining new maintenance tenants).  I have trouble paying 12%/m (~$400) just for coordination and no work included in that (e.g. just fix the small stuff like re-lighting the H20 heater).  Do flat fee property managers exist (I understand I would pay additional for large maintenance if the cost is above X)?

Would love to receive referrals from the BP community!
